A:Sounds like you are talking about a 1031 exchange. If you have not already done so you need to get some some good tax/legal info immediately. There are parameters there that you MUST follow to avoid the capitol gains tax. That being said - I like multi-family units for rental income. Senior citizens or mature indiviuals are the least trouble. Higher end renters are less trouble than lower end...depends on your management situation. Too expensive to build right now. Lots of good deals on existing structures. Again, the 1031 requirements should affect your decision. Good Luck.

A:That's kind of a hard question to answer. If you are a SUCCESSFUL broker, then yes of course. There is great potential to make money, especially in a high value area like NYC. There is also a lot of competition. However, real estate is cyclical. If people are not buying/ selling real estate you cannot make money as a broker. If by secure you mean a consistently high incomes, maybe not so much. You might have years that are great followed but some that aren't. A close friend of mine is in the business (not in NYC) and this is a hard time for the industry in many areas due to the lending situation and falling property values. It would seem that it's only a matter of time before things pick up though.

A:In commercial real estate the lease terms are expressed in annual terms. $10.00 per sq. ft for a 1,000 sq.ft. property would be $10,000 per year, usually rent is paid monthly so the monthly payment would be $833.33. Althought some tenant/landlord agreements are for annual payment. There may be discounts available if you paid annually.

A:Commercial real estate is more rewarding at this point in the market. I have a friend who started out in commericial and now he runs his own company and loves it.
