100% Q: Need ideas for cheap ways to advertise hubby's business, please?
Self-employed as housepainter. Slow summer = not too much $$ for conventional advertising, plus, there are currently 31 ads for painters in the newspaper already. We had 500 flyers made up on neon green paper and distributed them at large store's parking lots....sent flyers and business cards to real estate agents....contacted home sellers from a "FSBO" website (man, some of those houses are U-G-L-Y!!!)....asked satisfied customers to refer him (all have, but, nothing new coming in).....posted flyers and business cards at all local paint & hardware stores, and grocery stores with bulletin boards....don't want to do anything illegal (like mailboxes). Any creative ideas will be appreciated.
The reason there is so much competition in this area (the fastest growing "55 & over" community in the country) is because there is a huge amount of construction which has brought in a huge amount of "undocumented workers" (don't get me started on that, I have ICE on my speed dial). So many guys (and a few women) got tired of having their wages kicked down to next to nothing, and decided to start their own businesses. My hubby did this over two years ago. He HAS a VERY good reputation, but, even with fair and reasonable estimates, most of the well-to-do retired people still claim they are broke and are always shopping around for someone who will do a top-notch job for peanuts. We are heavily invested in this business (vehicle, equipment, etc.), so, we can't just change professions, nor do we want to. Please keep any creative, out-of-the-box ideas coming! A:This is the sort of profession where you have to start slow. One house at a time. If he does quality work, and I'm sure he does, the word will get out and he'll always be in demand. Brush work on the trim, replace rotting wood, careful masking, fastidious cleanup, professional appearance and attitude, no credit whatsover, no noisy compressors, etc. Take any job, no matter how small. Cold call storefront businesses. Check with the city to see if anyone is in code violation. Sometimes businesses are ordered to clean their place up to prevent blight. Also he can place bids on municipal contracts. Flyers and ads, except for the yellow pages, may not be the way to go since the "tirekickers" can waste a lot of your time and gas. You might visit twenty locations for one job and then they'll whine about the cost. Also, get into sign painting. That can be real lucrative. But if there are 31 painters in your community the market may be saturated. There is an outside chance that he may be able to work with one of the largest established contractors and take some of their excess small jobs. If he positions himself as a "boutique" painter, for want of a better phrase, he won't be knocking heads with the big boys since he'll take the little, fussy jobs. Lots of brush work and repairs on smaller jobs. The big guys bring out the hose and guns and mondo compressors and fire away. He'll be sanding and spackling and priming. Homeowners like someone who shows care and respect for their property. Just a few thoughts.
Addendum.........I can't see how illegals would effect you much. Different part of the market. So how bout this? Hook up with several interior designers and work on interiors. There is a huge market for texture treatments. I worked for awhile in a design center at a Home Depot in Scottsdale, Arizona. There's a thousand different finishes that can be applied to a vertical surface. Sponges and wierd rollers and crackles. Plus wallpaper work. Even branch out into window treatments, but that may be a little far afield. Don't worry about illegals. You have the technical skills. You're cutting edge. Out in front. You speak English. You can communicate with picky clients. Illegals mostly get up on the scaffolds and blast away. But you definitely have a work-around problem with the over 55s. Fixed income and a whiney lot. "I can get it done cheaper..."

I need to find a property in the Washington D.C metro area, worth about 5 million, and this is kind of God sent because I know nothing about the business and I went in to get some classes for real estate and ended up getting a job, this deal included. 100% Q: FSBO or not to FSBO? That is my question....?
What are my concerns trying to sell my home by myself as an FSBO? Should I do FSBO, or not? I have already consulted with a licensed agent from a very reputable company. Of course, like everyone else, I don't want to pay a 7% commission, but they offer a money back guarantee for the homebuyer, and obviously have experience. I am situated near a LARGE industrial Fortune 100 business complex, and have been told my home should get satisfactory offers. Looking for a professional opinion here, please.
A:In the current markets you need every single advantage possible when selling a home. When you have a FSBO your offers will be lower anyway because the buyer wants a cut of the "no commission" sell as well.
An agent can help you market your home in the best possible light. As a previous responder stated negotiate the commish IF you can, they are very hungry right now too.
Oh and if you go FSBO get a fast response ready for the question "WILL YOU FINANCE THE HOUSE FOR US?" you will need it hourly!

100% Q: How do I delete a fsbo website?
I purchased a home from the owner over a year ago. Last summer people came by to purchase my home. I told them it wasn't for sale only to realize that it is still on the internet. I have found 2 sites http://tennessee.state-fsbo.com and http://www.fsbosellbuy.com that has it listed. There is no email address or phone number to contact the business. I feel this is an invasion of my privacy at this point as people are walking around the outside of my home and possibly peeking in windows when I am not here.

Shoot them an e-mail and they should tell you how to get it removed. Meanwhile you may want to get a small, tasteful sign made that says "not for sale" to keep strangers from coming onto your property...that is for SAFETY.

Do you see a time coming good when everyone will be a
for sale by owner by default, because commissions got so low
that everyone got out of the business. That's how its getting here
in Chicago. Discounters have it down so low that it absolutely isn't
even worth the bother and headaches of listing. They are discounting down to $1400 a deal list wise. To me, it isn't worth
getting crabby calls for 45-60 days from sellers, and all the loan
and other problems, let alone showing the house constantly, for
$1400 dollars. At that point, not even worth doing for side money.
I wonder how many agents are saying enough already, getting sick of seeing desperate teeeming masses of new agents dropping commissions lower and lower, and getting out of the biz
altogether. Once everyone FSBO's, no one will save money cause
there is nothing to compare it to, and prices will find their own
new level. SImilar to when gas went self-serve.
A:never happen. too many laws the FSBO's don't know about. everyone will get sued. experienced agents know the market is cyclical, and will get better
